India’s premier financial and technology hub, GIFT City, is set for another phase of expansion. As of April 2026, plans are underway to add 161 acres to the existing 866-acre development, increasing the total area to nearly 1047 acres.
The expansion highlights the growing importance of GIFT City in India’s financial ecosystem and reinforces its long-term impact on Gujarat real estate and Ahmedabad’s investment landscape.
Why GIFT City is Expanding
The upcoming expansion is aimed at supporting the rapid growth of commercial, residential, and financial activities within GIFT City. With increasing demand from global companies, financial institutions, educational campuses, and residential developers, authorities are taking a more structured and practical approach toward future growth.
Unlike the earlier 2023 proposal—which aimed to add nearly 2300 acres by incorporating nearby villages—this new expansion plan focuses on controlled infrastructure growth and orderly urban development.
The additional land will come from two major sources:
Around 31 hectares (approximately 76.5 acres) will be added through riverfront land reclamation along the Sabarmati River. This section is expected to feature a newly planned urban development strategy.
Currently, six entities, including four global firms, are competing for the town planning assignment. Authorities are also expected to appoint a reputed master planner for the project.
An additional 85 acres of contiguous government land near Shahpur village will also be integrated into GIFT City. Since this land directly connects to the existing development, it will support smoother infrastructure expansion and connectivity planning.
The details of the project were recently confirmed by Sanjay Kaul, MD & Group CEO of GIFT City Company Ltd.
The expansion proposal comes at a time when GIFT City is already witnessing steady construction activity.
In 2026 alone, approximately:
are expected to be completed.
This ongoing growth reflects the increasing demand for office spaces, residential properties, and mixed-use developments within GIFT City.
The expansion of GIFT City is expected to positively influence Gujarat real estate, especially in Ahmedabad and Gandhinagar regions. Improved infrastructure, growing employment opportunities, and rising business activity could increase demand for both residential and commercial properties nearby.
For long-term investors and homebuyers looking to buy flats in GIFT City, the region continues to stand out as a future-focused destination with strong growth potential. Areas connected to GIFT City may also witness increased real estate activity over the coming years.
GIFT City is far more than a traditional real estate project. It represents a long-term vision centered around finance, technology, infrastructure, and urban development.
Its improving global rankings, modern infrastructure, presence of international businesses, educational institutions, and increasing real estate demand indicate that the growth is backed by strong fundamentals rather than short-term hype.
However, as with any large-scale greenfield development, investors and homebuyers should approach opportunities with realistic expectations and a long-term perspective. Careful project selection, financial planning, and proper due diligence remain essential before making any investment decision.
After the proposed 161-acre expansion, GIFT City’s total area will increase from 866 acres to approximately 1047 acres.
GIFT City is considered a strong long-term investment destination due to its infrastructure growth, commercial expansion, and increasing global business presence.
The expansion could boost demand for residential and commercial properties in Ahmedabad and nearby areas by improving connectivity, employment opportunities, and business activity.
Authorities moved away from the earlier large-scale expansion proposal and adopted a more practical, phased development approach focused on orderly growth and infrastructure planning.
