Every few months a new market report comes out, and the headlines usually swing between "boom" and "slowdown". The real story of the Ahmedabad housing market 2026 is calmer than either. Knight Frank's latest figures, released in early October, show steady sales, plenty of new supply and prices that are rising, but slowly. For most home buyers, that's a comfortable place to be.
Our team at Vital Space has picked out the numbers that matter if you're planning to buy, and what we'd do with them.

Ahmedabad housing market 2026 at a glance
Between January and September 2026, 14,300 homes were sold in Ahmedabad, according to Knight Frank India data. That's 2% more than the 14,064 sold in the same months last year, and the city's best first nine months since 2018.
Two percent doesn't sound like much until you look at the rest of the country. Across India's eight major markets, sales were broadly flat at 2,58,238 units. Ahmedabad was one of only four cities that grew, along with
Hyderabad, Chennai and Kolkata.
What we like most is how even the year has been. Sales came in at 4,758 homes in the first quarter, 4,823 in the second and 4,719 in the third. There were no sudden spikes and no dips. A pattern like this usually points to people buying homes to live in, not a short-lived rush.
Which budgets are selling
The middle of the market still carries the city. Homes priced between ₹50 lakh and ₹1 Cr made up 43% of all sales. That's the range where a lot of first homes and 2 BHK upgrades sit, so it's no surprise it leads.
The faster growth, though, is higher up.
Budget | Homes sold, Jan to Sep 2026 | Change from 2025 |
₹50 lakh to ₹1 Cr | 6,153 | 43% of all sales |
₹1 Cr to ₹2 Cr | 2,596 | Up 11% |
₹2 Cr to ₹5 Cr | 1,112 | Up 25% |
₹5 Cr to ₹10 Cr | 160 | Up 48% |

The ₹5 Cr-plus jump looks dramatic, but it comes from a small base of 160 homes. The more telling figure is the ₹1 Cr to ₹5 Cr band, which grew by double digits. In our day-to-day conversations, a lot of this comes from families moving from a 2 BHK into a 3 or 4 BHK, and from business owners who want a bigger home in an established area. If you're looking at luxury flats in Ahmedabad, expect more company at site visits than you might have a couple of years ago.
At the other end, sales below ₹50 lakh held steady in the first half of 2026, at 2,956 homes with no change from a year earlier. Smaller budgets haven't been left out. They just aren't where the growth is right now.
More launches than sales: what it means for you
Developers launched 16,745 new homes in Ahmedabad between January and September, the highest for that period since 2018. That's 2,445 more homes than were sold.
Quarter (2026) | Homes launched | Homes sold |
January to March | 5,863 | 4,758 |
April to June | 5,214 | 4,823 |
July to September | 5,668 | 4,719 |
Total | 16,745 | 14,300 |
Because launches have stayed ahead of sales, unsold stock grew by 9% to about 38,700 homes by the end of September.
You'll also see the term "quarters to sell" in these reports. It simply asks: if no new project launched from today, how long would it take to sell the homes already on the market at the current pace? For Ahmedabad, the answer is 8.2 quarters, roughly two years, up from 7.8 a year ago.
For buyers, more stock mostly means more choice. You can compare several projects in the same area, wait for the tower or floor you actually want, and take time to read the payment plan properly. It doesn't mean every project will cut prices, and we wouldn't plan a purchase around that hope. It does mean there's rarely a reason to rush.
Ahmedabad property prices in 2026
The weighted average price in Ahmedabad reached ₹4,837 per sq ft in the July to September quarter, 3.7% higher than a year earlier. Over the same period, consumer inflation was 4.8%.
In plain terms, homes got a little more expensive, but less so than most other things you buy. A flat that cost ₹80 lakh a year ago would cost about ₹82.96 lakh today at that rate. Knight Frank's affordability index for the first half of 2026 also ranked Ahmedabad as the most affordable of the eight big markets it tracks.
One caution. A city-wide average blends very different places. A new 3 BHK on Sindhu Bhavan Road and one in Chandkheda are priced for different buyers, and both are fair for what they offer. So use the average as background, and compare actual quotes on a carpet-area basis, area by area.
Home loan costs are steady too. In its latest policy, the RBI held the repo rate at 5.25%, which gives buyers a stable base for planning EMIs.
Is it a good time to buy a flat in Ahmedabad?
We get asked this a lot, and our answer is that the market won't decide it for you. Your own situation will. That said, the current mix of steady prices and wide choice suits people who are ready to buy for the right reasons.
A few things we suggest to anyone house hunting this year:
1. Decide your budget first, including extras. Parking, maintenance deposit, stamp duty and registration add up. If you're under ₹1 Cr, our flats under 1 crore in Ahmedabad page is a useful starting list.
2. Shortlist an area, then compare within it. Three projects in the same locality tell you more than ten spread across the city.
3. Think about possession timing. If you need to move soon or want to save on rent, look at ready possession flats. If you can wait, under-construction homes give you more choice of floor and layout.
4. Check the paperwork. GujRERA registration, approved plans and the builder's delivery history are worth the hour it takes.
If you're buying purely as an investment, go in with a long horizon. Prices are moving at a modest pace, and no report can promise what they'll do next.
FAQs
Are property prices rising in Ahmedabad in 2026?
Yes, gently. Knight Frank puts the city's weighted average at ₹4,837 per sq ft for July to September 2026, up 3.7% from a year earlier. That's slower than the 4.8% inflation over the same period.
How is the Ahmedabad housing market 2026 doing compared to other cities?
Better than most. Ahmedabad's sales grew 2% from January to September, while sales across the eight big markets were flat. It was also ranked the most affordable of those eight cities in Knight Frank's affordability index for the first half of 2026.
What does high unsold inventory mean for a buyer?
Mainly more choice. With about 38,700 unsold homes, you can compare projects, floors and payment plans without feeling rushed. It isn't a promise of lower prices.
Which budget segment is growing fastest?
Homes above ₹1 Cr. Sales between ₹2 Cr and ₹5 Cr rose 25%, and those between ₹5 Cr and ₹10 Cr rose 48%, though that top band is still small at 160 homes.
Final word
The Ahmedabad housing market 2026 is steady rather than spectacular, and that's a good thing if you're buying a home to live in. There's enough supply to give you real choice, prices are rising at a pace most families can plan around, and loan rates have held. Take your time, visit a few projects in the area you like, and let the numbers on your own cost sheet guide you more than any headline.
