Buying a flat in Ahmedabad is a big financial decision, and the paperwork can be overwhelming. Say you've found the flat. You're excited - and a little terrified. Everyone you know keeps throwing around terms like “7/12,” “RERA,” “BU certificate,”etc and you're secretly Googling what it means.

What most of them skip is that your paperwork actually looks a little different depending on whether you're buying a new flat from a builder or a resale flat from an individual owner. What Stays the Same Either Way
A few things apply no matter who you're buying from:
- PAN and Aadhaar for every buyer named in the deal
- RERA registration for the project - check it directly at gujrera.gujarat.gov.in, even for resale flats that came after 2017 and bu/oc not received yet
- Stamp duty and registration, currently 4.9% stamp duty + 1% registration fee in Gujarat, with the registration fee waived if the flat is registered solely in a woman's name. In case you have any doubt, you can confirm the current figure on garvi.gujarat.gov.in when you're closer to registering.
Buying a New or Under-Construction Flat
Before booking
- RERA registration certificate for the specific project
At booking
- PAN, Aadhaar, photos
- Agreement to Sell (Banakhat)
During Construction (if financed)
- Demand letter for each disbursement stage
- Payment receipts, kept organised - banks and builders sometimes reference these months later
At possession
- Building Use (BU) permission certificate/Occupancy Certificate (OC) - this is what certifies the building is legally fit to live in; it's worth getting the actual document, not just a verbal assurance it's on the way
- Sale Deed, registered via appointment on garvi.gujarat.gov.in
- Parking allotment
- Copy of Master file (all document related to land ownership & Title, All approved Plan copy, All Permission & Certificate copy, copy of all applicable licenses, all partnership, singing authority certificates,)
- Possession letter
- No Due certificate on particular unit incase builder obtain project finance
After possession
- Mutation application via ahmedabadcity.gov.in - usually 15-30 days, ₹100-500, and this is what moves the property tax record to your name
- Society share certificate, once the society is formed
Buying Resale
Before you commit
- Get a copy of the master file, and all original chain documents for a title verification & hire an experienced lawyer to check all documents and get a title clear certificate. A lawyer may suggest public notice in the newspaper for title clearance. and also get a search record report from the applicable registered office to confirm actual ownership and any mortgage or any other registration record on the property.
