You are already spending a fortune on your new property, this is just a very minor additional cost” is exactly what you will hear from every property consultant or builder before they give you their list of additional costs that you never counted on. This is why we are about to cover everything you need to know about the costs associated with buying a home in India, whether you are looking for flats in Ahmedabad or elsewhere, so that you stay informed.
1. Stamp Duty:
The government attaches a tax to every service or product you buy. Stamp Duty is the same kind, but for buying a property. It is mandatory from the government, and it typically costs 5 to 7% of your overall property value. In case of any conflict, stamp duty is considered as a valid and important evidence of the transaction, which states that the buyer owns the property. Some states do offer concessions to boost real estate investment.
2. Registration Fee:
This is yet another cost which buyers have to pay to the government for getting the property registered under their name. It usually costs 1% of your total property value.
3. Goods & Services Tax (GST):
GST is the tax you pay directly to the government. You are liable to pay GST when purchasing an under-construction real estate property. Although the government understands that being able to buy a property is a huge cost for most families, the GST is determined differently based on the square meter area you buy.
The government charges 1% GST for affordable housing, which is a property worth less than 45 lacs and an area less than 60 square meters in metropolitan cities or less than 90 square meters in other areas, whereas for houses not considered in affordable housing, the government charges 5% GST.
4. Legal & Documentation Charges:
Property buying is less about visits and more about documentation. One needs to be constantly aware of what documents they are signing. Property buying requires clear documentation from both parties. These are the fees that you can either pay to your lawyer, advisor & consultant separately, or you can have one experienced consultant who can take of it all for you, like our Vital space representatives.
5. Brokerage Charges:
The one that is slid right between the builder charges & government charges by the broker, so you never notice it. These is the fees you pay to the broker to find you the home you were looking for. It usually costs 1 to 2% of your total property value. But if you are booking a home with Vital Space, there are no brokerage charges attached, so this cost is totally avoidable.
6. Advance Maintenance Charges:
This is an indefinite factor that should be included in your financial planning while buying a home. These are the charges applied by builders and construction companies. With this money, they make sure that the residential amenities & other everyday facilities, such as operational lifts, play areas, efficient water pipings, are all maintained well. The maintenance charges may vary from one residential project to another, based on the amenities they provide.
7. Utility & Connection Charges:
When a family moves to a new home, certain utilities need to be connected, such as electricity, gas, and water. In order to plug in these connections, the builder may take certain charges.
8. Parking Space Charges:
Other than the square meter area that one gets after buying a property, if people want, they can own a separate piece of land for an allotted parking lot. Since this area will be reserved for you and your family’s use only, the builder will charge external parking charges. In most of the residential areas, this is an optional charge.
