The Four Area Types
- Carpet Area (CA): The actual usable floor space inside your flat — the area a carpet could cover. A traditional, informal measure with no legal standard binding it.
- Built-up Area (BU): Carpet Area plus the thickness of your flat's walls. The total area of your specific unit that has been physically constructed.
- Super Built-up Area (SBU): Built-up Area plus your proportional share of all common spaces: lobby, lifts, staircase, garden, parking, play area, lift lobby, and other amenities. This is the largest number — and the one builders almost always quote prices on.
- RERA Carpet Area: A legally defined, standardized measure introduced under the Real Estate (Regulation & Development) Act, 2016. It includes usable area and internal wall area, but excludes balconies, unluck terraces, verandahs, and wash areas. This is the most reliable and transparent figure available to buyers.
How Much Space Are You Actually Getting?
Since builders quote prices on Super Built-up Area — the largest number — the actual usable space you receive is significantly smaller. This gap is referred to as "loading."
