Most buyers look at the quoted price per Sq. Ft., multiply it by the area, and believe they have the final Price. They do not. The actual cost of purchasing a flat is typically 15 to 25 percent higher than the basic price — sometimes more. This guide explains every charge, clearly and honestly.
Since builders quote prices on Super Built-up Area — the largest number — the actual usable space you receive is significantly smaller. This gap is referred to as "loading."
In the Ahmedabad real estate market, the average loading is approximately 48 percent of the Super Built-up Area. Here is what that means in practice:
Example: You purchase a flat quoted at 1,000 sq. ft. (SBU). With 48% loading, approximately 480 sq. ft. of that is common area. Your actual Carpet Area — the space you live in — is roughly 520 sq. ft.

A residential property purchase attracts three statutory charges: GST, Stamp Duty, and Registration. Here is a detailed breakdown of each.
GST applies at different rates depending on property type and construction status:
Stamp Duty is applicable on the total property (agreement) value and varies from state to state. In Gujarat, the stamp duty is charged at 4.9%.
A registration charge of 1% is levied on the total property value. This charge is fully waived in cases where the property is purchased or registered in the name of a woman.
Tip: Registering the property in a woman co-applicant's name eliminates the 1% registration charge entirely. On a ₹3.54 Crore property, that single decision saves approximately ₹3.54 Lakh.

Super built-up area (SBU) is the carpet area of your flat plus your proportional share of all common spaces in the building — lobby, lifts, staircase, parking, garden, etc. Carpet area is the actual usable floor space inside your flat. In Ahmedabad, the average loading (difference between SBU and carpet area) is around 48%, meaning a flat quoted at 1,000 sq. ft. SBU gives you roughly 520 sq. ft. of actual usable space.
Beyond the basic price, buyers typically pay: Preferential Location Charge (PLC), Floor Rise charges, Other Development Charges (ODC), Municipal/AUDA charges, Electricity Board connection charges, Society Maintenance Advance, Society Maintenance Deposit, and Legal Fees. GST (at 1% or 5%), Stamp Duty (4.9% in Gujarat), and Registration Charges (1%) are also payable on top of these.
GST on flat purchases depends on the property type: 1% for affordable housing (units up to ₹45 Lakh and 60 sq. m in metro areas), 5% for all other under-construction residential units, and NIL for ready-to-move properties that have received Occupancy Certificate / BU Permission. Maintenance and other charges above the sale deed value attract 18% GST.
In Gujarat, stamp duty is charged at 4.9% of the total property (agreement) value. This is payable at the time of property registration and applies to all residential property purchases. Rates vary by state across India.
